As a Real Estate & Customer Experience Manager, you will play a pivotal role in delivering high-quality service across our 540 000 square meters of industrial real estate in the Munich market. You’ll work closely with a diverse customer base, including leading names in e-commerce and logistics.
Join a local team of 5, backed by the strength and innovation of a global industry leader. This position reports directly to the Senior Real Estate & Customer Experience Manager.
What you’ll do:
Main Tasks and Responsibilities
1. Working closely with customers ensuring effective and proactive management of properties and customer relationships
2. Coordinating customer requests related to property use and adaptations
3. Ensuring compliance with statutory requirements relating to property maintenance and statutory inspections for both Prologis and the customer
4. Regular inspections of properties and meetings with customers to ensure compliance with leases and positive relationship
5. Responsibility for coordination of building maintenance in conjunction with our preferred contractors and internal Facility Managers
6. Supporting the resolution of property-related matters in collaboration with external experts
7. Management of lease contracts to monitor, report and manage key dates such as indexation, lease expire and break options
8. Supporting Leasing during lease (renewal) negotiations
9. Overall responsible for completing annual budgets and quarterly forecasts: Manage, coordinate and commission all Operational Expenses and Capital Expenses (with OCM) per property and lease, including the management of recurring maintenance programs
10. Overall responsibility for Service Charge Reconciliations and invoicing
11. Managing legal and financial challenges with a solution-oriented approach
12. Creating reports and Asset Management decision templates for internal committees
13. Maintaining accurate and up-to-date data in internal systems (e.g., PeopleSoft, Yardi)
14. Disciplinary responsibility for a Facility Manager
What's needed to do that:
15. Minimum of 5+ years of experience in real estate, ideally as a Property Manager or Real Estate Manager.
16. Solid understanding of real estate legislation.
17. Good German & English skills (spoken and written).
18. Proficiency in MS Office.
19. Strong decision-making skills, proactive mindset, and ability to take initiative.
