YOUR RESPONSIBILITIES
5. Ensuring the maintenance, inspection and performance of legally prescribed tests on systems and equipment by drawing up and developing specialist maintenance plans
6. Development of constructive solutions for the repair of complex building services systems based on the analysis of damage reports, incidents and taking into account the requirements and coordination with the specialist departments and external service providers
7. Independent planning and implementation of building services systems and small-scale projects, taking into account legal requirements and generally recognized engineering standards
8. Optimization of strategic maintenance to avoid follow-up costs by monitoring the effectiveness of the initiated measures and, if necessary, initiating further corrective measures
9. Carrying out failure analyses and condition assessments, actively reacting to results and initiating measures for improvement
10. Supervision of operational maintenance via fault message management, repair support and downstream root cause analysis and implementation of suitable measures to prevent faults
11. Ensuring measures for the realization of investments in cooperation with plant planning
12. Creation of specifications for the preparation of the award of external services, tendering, request for quotations, evaluation and assessment of contract documents, notification of requirements as well as in cooperation with the purchasing department in negotiating and awarding external services, preparation and participation in the conclusion of energy contracts in cooperation with the purchasing department
13. Technical coordination with partners, external service providers and internal departments, coordination and control of services including scheduling, acceptance, invoice verification
14. Coordination and control of external planning services as well as the construction of building services and equipment through scheduling and monitoring, acceptance, invoice verification
15. Collaboration in investment, cost center and operational planning, in particular for media supply, as well as regular reviews of this planning
16. Ensuring warranty management for technical systems and equipment
17. Operational management using building management systems
18. Coordinator for external companies according to DGUV 211-006
MUST-HAVES
19. Completed 4-year university education in the field of technical building equipment
20. Several years of professional experience in the maintenance of building services systems and equipment
21. Confident appearance and strong assertiveness
22. Communication and teamwork skills
23. Pro-active, team-oriented behavior and independent, structured way of working
24. Very good knowledge of MS-Office applications, SAP-PM, Microstation, various control software
25. confident speaking and writing in English
26. Business knowledge in the area of order processing
27. On-call service
28. You must meet the requirements for a valid background check (ZÜP) in accordance with §7 of the German Aviation Security Act (LuftSiG). If you do not have a valid German background check or security check, this will be applied for together during the application process.
