As a senior leasing manager you will be responsible for leading and executing leasing transactions and renewals across regional markets in Germany, while building and maintaining strong relationships with customers and market stakeholders. Drive NOI and asset value growth through proactive marketing, strategic negotiations, and successful lease execution.

You will play a key role within the Customer Experience Team, collaborating closely with colleagues in property management, construction, and maintenance to ensure our buildings remain best in class and our customers receive exceptional service. In this position, you actively contribute to and are accountable for the overall performance and results of the team’s portfolio.

What’s needed in order to do that:

1. Create, maintain, grow and foster quality relationships with existing and prospective customers and develop an in-depth understanding of our customers (their business, strategies, and trends that impact their need for space) to enhance the customer experience.
2. Assist Market leadership in expanding Prologis’ portfolio within the market, which includes activities to support the strategic direction as well as the operational execution of all facets of the business, such as deploying capital, underwriting business acquisitions, developing pro forma, etc.
3. Manage leasing activity to maximize the value of the assigned portfolio.
4. Develop and maintain strong broker relationships throughout the regional/national market; willingness to show vacant space as needed.
5. Identify and seek out acquisitions and development opportunities and interface with and support the acquisition and development groups’ pipeline and existing project activities.
6. Perform marketing activities to include prospecting customers, marketing to brokers and agents, developing presentations and writing lease proposals.
7. Act as the market expert in your sub-market regarding market conditions: rents, available product and economic trends
8. Own and execute the budget process for your market lease assumptions and collaborate with the property managers to maintain awareness of property financial performance relative to budget.
9. Provide reporting, market and other relevant information to various internal practice groups, including Acquisition, Development, Disposition, Capital Partners and Valuations.
10. Identify opportunities to present Prologis Essentials & Energy solutions to address customer pain points. Ensure coordination with and support from the property managers for these opportunities.

12. Minimum 5+ years related corporate real estate business experience in connection with asset management, sourcing, negotiating, and executing industrial/retail/ office leases/contracts recommended.
13. Demonstrated deep knowledge of market demand and supply, vacancy, absorption, micro and macro issues relating to properties as well as knowledge of acquisitions and valuations.
14. Persuasive negotiations, sales & presentation skills.
15. Excellent written and verbal communication skills.
16. Strong organizational skills
17. Fluency in German & good command of English
18. Strong computer skills and be able to use Excel & PowerPoint
19. Ability to read and understand commercial lease documents.
20. Must possess a valid driver’s license and be able to travel to customers & other company locations/properties.
