Responsibilities The Lease accountant is responsible for the coordination, controlling activities of the abstraction and the abstraction itself of critical tenant and ground lease contractual terms, from new and amended leases, and inputting the information into the Oracle property management database coordinating with “Global Business Services”. Lease accountant has to ensure that all revenue and land rents are recognized and charged correctly in accordance with appropriate accounting standards. The incumbent will also be responsible for identifying any discrepancies or potential issues and reporting upon tends and identifying commercial opportunities. This position works closely with the Lease Accounting Team Lead and the whole Finance Team to ensure the data underpinning our business is accurate and widely understood. ESSENTIAL DUTIES: Provision information to enable the business to maximize commercial opportunities and minimize contractual risks Coordination and work closely with “Global Business Services” regarding abstraction of tenant and ground leases Controlling activities related to the tasks of “Global Business Services” Extraction of executed tenant lease agreements and amendments to generate customer billing lines. Extraction of fully-executed ground lease agreements and amendments to generate landlord payments Responsible for the Development, implementation, maintenance of and reporting from the Property database within the Oracle Accounting systems Provision of support for the creation, review and updating of process documents Report on tenant and ground lease information including but not limited to rental amounts, terms, escalations, obligations, straight line and commencement dates to Local, Regional and Corporate management and Key Account Managers and Contract managers. Utilize FAS13, master lease agreements and lease audit documentation to ensure completed audit reviews take into consideration company goals related to accurate and consistent financial data Identify and review exceptions to the standard accounting recognition within leases and escalate to the Team Lead Lease Accounting as necessary Offer ideas for resolution to correct exceptions and prevent errors going forward Continually review underlying data for inconsistencies and identify trends and opportunities or requirement for remedial action. Work closely with the Team Lead Lease Accounting and the rest of the Finance department to implement and support process improvement and develop best practices OTHER DUTIES: Other duties as assigned Qualifications QUALIFICATIONS: Organisational Skills Verbal and written communication Accounting Skills Proficiency in MS Office Applications, especially advanced Excel Skills Knowledge of Oracle or other ERP and property management systems is desirable Ability to work in high volume and time sensitive environment Attention to detail Accuracy Commitment to quality and continuous improvement External customer focus and internal team focus Analytical skills EDUCATION AND EXPERIENCE: Business administration qualification 1 to 3 years Accounting experience Oracle or another ERP system Property and/ or law experience would be beneficial Bilingual in English and German ENVIRONMENT: Approximately 80% performed in climate-controlled internal office environment working under normal office conditions. Approximately 20% travel within country may be required in support of the position’s responsibilities. While performing the duties of this job, the employee frequently is required to stoop, kneel, and crouch; lift weight or exert a force up to a maximum of 25 pounds.
