Job Responsibilities:
* Building Technology: Ensure the highest functionality of all technical systems – from electrical and UPS to climate, heating, IT supply, and fire protection. Responsible for our operational building in Munich and other commercial and private properties.
* Your team & you – the first point of contact: Be the primary contact for all questions related to building technology, management, and maintenance of our properties. Lead a team of four employees and ensure efficient organization.
* Coordination & negotiations: Conduct contract negotiations with craftsmen, municipal services, brokers, and tenants. Coordinate external service providers to ensure smooth operations.
* Modernization & maintenance projects: Plan, coordinate, and supervise maintenance and modernization measures. Accompany property inspections, final acceptances, and handovers.
* Financial & legal oversight: Handle all commercial tasks in facility management, monitor legal frameworks, and manage building permit applications.
* Safety & fire protection: Responsible for fire safety and security of the Munich operational building, implementing necessary measures consistently.
Qualifications:
* Completed engineering degree, preferably in civil engineering, supply and building technology, industrial engineering, or real estate management, or additional qualification as a real estate specialist or facility manager.
* Solid technical and commercial knowledge in building management, supply technology, and tenancy law.
* Certification as a fire safety officer is advantageous.
* At least five years of professional and leadership experience in property management or facility management.
* Proven ability to manage complex projects efficiently and develop sustainable solutions.
* Strong communication and negotiation skills, able to reconcile diverse interests confidently.
* Independent working style, resilience, and a hands-on mentality.
* Class B driving license for flexibility in your tasks.
