Join our international client who is all-in real estate company as Senior Product / Project Design Manager.
Purpose: Owns and drives the design management process, manages designers, drives program and deliverables to achieve commercial and technical targets of the project during the concept design stages. Coordinates design with internal and external stakeholders to achieve quality, timely delivery, budget control and implementation of the project value proposition.
Responsibilities: Contributes to Value Proposition creation and review process.
Responsible for concept design management and alignment with the project's unique value proposition.
Supports the Development Manager in project leadership and project processes.
Responsible for design delivery according to programme and budget.
Responsible for effective and commercially viable design.
Manages and approves construction costs and budgeting during concept phase.
Co-leads selection of external concept design and local delivery teams.
Agrees scope of work and programme with designers.
Leads preparation of the Design Brief and related concept documentation.
Implements company know-how and standards on projects.
Prepares design materials for internal project processes.
Manages internal stakeholder coordination and implementation.
Supports leasing discussions with tenants.
Contributes to risk identification and stakeholder management.
During construction phase, contributes to design management, oversees implementation of concept design and value proposition, approves mock-ups and manages design changes impacting concept design.
Project Team Size: 5–15
Stakeholders (Internal): DM, LM, DC, Architectural Expert, ESG, TDT Experts, Cost Manager and others
Stakeholders (External): Designers, project consultants, clients
Skills: Design management skills and tools knowledge.
Team management experience.
BIM software and AutoCAD knowledge.
Understanding of design and local design regulations.
Understanding of German technical design requirements.
Practical use of AI tools for management and design.
Education: University degree
Experience: 5–8 years
Relevant Experience: Experience working on large-scale commercial developments, ideally including hotel projects, on the architect side and preferably also on the client side.
