Responsibilities
The Senior Director, Property Marketing – Europe leads the property marketing function across Hines European portfolio. Serving as the regional steward of the Property Marketing Center of Excellence, this role ensures the adoption of global frameworks, standards, and tools, while tailoring execution to local market needs.
In collaboration with the Managing Director, Global Property Marketing, this leader is accountable for portfolio-wide performance and insights, and for establishing a best-in-class operating framework built on the right people, processes, and vendor partnerships. They ensure programs deliver measurable impact on occupancy, absorption, tenant engagement, and investor value.
Operating within a complex, matrixed organization, the Senior Director will collaborate across the Marketing and Communications organization to streamline processes, elevate digital and campaign infrastructure, and foster collaboration with senior leadership, regional project teams, and the global marketing organization.
The ideal candidate is a forward-thinking leader with a proven ability to integrate data-driven insights, innovative programming, and best-in-class marketing practices to drive revenue growth, strengthen customer engagement, and position Hines properties as vibrant, community-centric destinations of choice.
Regional Strategy & Alignment
1. Cascade the global property marketing strategy into Europe, adapting for market dynamics while maintaining alignment with global best practices.
2. Serve as the primary link between European projects and the global COE, ensuring two-way flow of insights and consistency of delivery.
3. Lead collection and synthesis of European customer, market, and competitor insights to shape regional programs and inform global positioning.
4. Lead the integration of Place & Destination Marketing within the European Property Marketing ecosystem - driving adoption of global best-in-class practices that connect placemaking, brand storytelling, and experiential engagement to elevate asset value and foster community connection.
5. Pilot innovative approaches within European markets, scaling proven models into portfolio and global best practices.
Operational Excellence
6. Stand up and oversee the European property marketing platform (people, process, technology, governance).
7. Embed global playbooks, measurement standards, and performance dashboards into all European projects.
8. Manage the regional budget and vendor ecosystem, ensuring efficiency, value, and alignment to global standards.
9. Provide marketing cost forecasting and ROI analysis to inform underwriting, business plans, and budget prioritization.
10. Ensure Europe’s integration into the global digital ecosystem (websites, CRM, analytics, marketing automation).
Go-to-Market & Lifecycle Delivery
11. Partner with leasing, sales, and communications teams to design and execute integrated GTM programs that accelerate absorption, retention, and revenue.
12. Drive lifecycle marketing across tenant and resident acquisition, onboarding, engagement, and retention, ensuring consistent, hospitality-grade customer experience.
13. Maintain message discipline, brand consistency, and premium positioning across all European campaigns and assets.
14. Monitor competitive dynamics and identify opportunities to strengthen Hines’ brand equity in European markets.
Leadership & Influence
15. Mentor and develop European marketing talent; build a high-performing, collaborative regional team.
16. Partner with investor relations and project leadership to align marketing narratives with investor and capital partner priorities.
17. Influence senior stakeholders across the region (project leadership, country heads, and global teams) to secure alignment, resources, and adoption.
18. Act as the European face of the Property Marketing COE, representing Hines in regional forums and external engagements.
19. Collaborate across the MarComm organization ensuring seamless execution and a clear understanding of the value this Center of Execellence brings.
Qualifications
Minimum Requirements include:
20. 12+ years of property/real estate marketing experience in Europe, with multi-asset class exposure (residential, office, retail, mixed-use).
21. Demonstrated success in executing large-scale leasing/sales campaigns and lifecycle marketing programs.
22. Experience embedding standards, measurement frameworks, and operational efficiency across portfolios.
23. Strong commercial acumen, with ability to forecast marketing costs, measure ROI, and contribute to underwriting/business planning.
24. Track record of stakeholder influence, including capital partners, investors, and senior leadership.
