About Terranova Estates
Terranova Estate SCSp is a Luxembourg-domiciled real estate investment fund (SCSp, AIFMD-regulated, CSSF-supervised), specializing in the acquisition and restructuring of distressed residential assets across Germany's strongest metropolitan regions — North Rhine-Westphalia, Bavaria, and Baden-Württemberg. Assets are acquired at significant discounts, revitalized to KfW-40 QNG standards, and exited via share deals. Backed by Linvo AG (Zürich) and Operandis GmbH (Switzerland).
Fund parameters:
EUR 200M target volume · 15% net IRR · EUR 1M minimum commitment · 7-year duration · SFDR Art. 8 · CSSF · AIFMD.
Your Role
As Fund Distribution Manager, you own the full fundraising cycle — from first contact to signed subscription agreement. You are the primary commercial interface between the fund and its LP community. This is a ground-floor opportunity: you will shape the distribution strategy, build the investor pipeline from scratch, and work directly with the GP principals without layers of management.
Key Responsibilities
· Identify, approach, and acquire professional investors across Germany — family offices, UHNWI, institutional allocators, pension funds, insurers, fund-of-funds, wealth managers, and private banks
· Build and manage your own investor pipeline from first contact through signed subscription agreement
· Present the fund strategy, deal pipeline, and risk profile in personal meetings, roadshows, conferences, and digital formats
· Coordinate subscription processes, side letter negotiations, and KYC/AML onboarding with the GP
· Maintain ongoing investor relations: quarterly updates, annual meetings, ad hoc communication
· Ensure all activities comply with AIFMD marketing passport requirements and BaFin placement regulations
· Work towards a personal fundraising target of EUR 20M+ within four months
Your Profile
· Experience in fund distribution, institutional sales, or private banking — with a focus on professional/institutional investors. We welcome both seasoned professionals (10+ years) and ambitious early-career candidates (1–3 years) with exceptional drive
· An existing network among German family offices, UHNWI, institutional investors, or wealth managers is a strong advantage
· Understanding of Luxembourg fund structures (SCSp, SIF, RAIF), AIFMD, and German placement regulations (BaFin marketing passport)
· Strong communication skills with the ability to present complex investment products clearly and convincingly · Entrepreneurial mindset — comfortable in a lean, fast-moving environment with high autonomy and performance-based compensation
· Fluent in German and English (both mandatory). Any additional language is an asset
· University degree in finance, economics, real estate, or a related field. CFA, CAIA, or comparable qualification is a plus
What We Offer
· Attractive, performance-driven compensation: base salary plus commission on capital raised
· Employment flexibility: permanent contract, freelance mandate, or hybrid model — by arrangement
· Direct collaboration with GP principals — no layers of middle management
· Full exposure to the fund lifecycle: fundraising, investor relations, and exit
· Munich as your base, with significant autonomy over your schedule and working style
· A clearly defined, high-demand niche: German distressed residential — structural tailwinds, limited institutional competition
