Job Details Bavaria, Germany - Grafenwoehr Lager, Germany Description Position Title: Assistant Contract Maintenance Manager (ACMM) Area of Requirement: Stuttgart MTF and Katterbach/Ansbach MTF, Bavaria, Germany Scope of Position: Reporting to the CMM, the ACMM plans, coordinates, and supervises both corrective and preventive maintenance to ensure uninterrupted facility operations. In addition to day-to-day service-order management, the ACMM leads root-cause analyses for repetitive failures, designs maintenance schedules to optimize asset lifecycles, and serves as acting CMM during absences. The ACMM also manages training programs for craft personnel, ensures inventory control of critical spare parts, and enforces adherence to site-specific maintenance SOPs. Tasks and Capabilities Required: · Workload & Service-Order Management: o Maintain the service-order backlog; assign priorities per PWS paragraph 2.4.7 (Emergency/Urgent/Routine) and dynamically reallocate resources in real time. o Oversee Maximo/DMLSS input; ensure Activity Hazard Analyses (AHAs) accompany high-risk tasks in compliance with Attachment 8.0. o Implement automated service-order dashboards to provide live status updates to leadership and government stakeholders. · Preventive & Conditional Maintenance Coordination: o Develop and refine preventive-maintenance (PM) task lists based on manufacturer recommendations and site historical data. o Schedule and oversee condition-based maintenance (CBM) inspections using vibration, thermal imaging, and oil analysis tools. o Monitor equipment reliability metrics (MTBF, MTTR) and adjust PM frequencies to optimize performance and cost-effectiveness. · Field Supervision & Quality Assurance: o Lead multidisciplinary field crews (electrical, plumbing, HVAC) in executing complex corrective tasks; mentor junior leads. o Conduct pre- and post-task walkthroughs; verify adherence to QC acceptance criteria and record deviations. o Host quarterly peer reviews to share best practices and cross-train technicians across trades. · Inventory & Spare-Parts Management: o Maintain critical spares inventory; coordinate reorder points and lead-time analyses to prevent stockouts of mission-critical items. o Liaise with supply-chain teams to source compliant materials under EU procurement laws. · Reporting & Trend Analysis: o Reconcile completed work with government records; develop performance dashboards highlighting completion rates, repeat-failure statistics, and downtime costs. o Present findings at monthly performance review meetings; recommend process improvements based on data analysis. Mandatory Experience and Certifications: · Minimum 2 years’ experience in medical-facility O&M and 3 years’ in commercial building services/renovation supervision. · Working knowledge of Maximo, DMLSS, or equivalent CMMS; proficiency with CBM diagnostic tools. · English and German Language Proficiency Level III. Preferred/Desired Certifications: · ASHE Certified Healthcare Constructor (CHC) or Project Management Professional (PMP). · OSHA 30-hour training card.
