Senior professional Project Manager ( site-based ), responsible for managing customer relationships, and coordinating the delivery of data centres construction projects. The Project Construction Manager will be supported by a site-based team during the construction, fit-out and commissioning and handover phases of the project.

Responsibilities include but are not limited to:
o Supporting Business Unit Directors in delivering business objectives.
o Positively engaging with Customers and developing, growing and maintaining Customer relationships.
o Delivering high-quality services and ensuring that project management and/or programme management deliverables meet Customers’ requirements and business procedures.
o Administrating contracts as Contract Administrator, Employer’s Agent or Project Manager.
o Advising the Customer on specialist services, including consultants, contractors, subcontractors and suppliers required in connection with the project.
o Advising the Customer of its obligations under the national jurisdictional construction, design management or safety regulations or statutes.
o Reviewing the scope of contract and team appointments and advise on additional works required by third parties.
o Advising on methods of progressing construction works.
o If appropriate and reasonably necessary, visit sites of the extraction, fabrication and assembly or testing of materials and components to inspect such materials and workmanship before delivery to the project site.
o Preparing and maintaining a handover plan or similar management tool, identifying the roles and responsibilities, and establishing review, approval, variation and reporting procedures.
o Coordinating all parties and preparing substantial/practical completion documentation, submittal of manuals and handover documentation.
o Monitoring and reporting on the development of the commissioning plan.
o Advising the Customer on any improvements that may increase project efficiency.
o Advising on discrepancies, inconsistencies or mistakes in design documents and ask for rectification.
o Monitoring compliance with Customer’s requirements.
o Monitoring the construction process on-site and promptly alerting the Customer to any potential delays or cost difficulties. Undertaking regular site walks to promote and observe safety, quality and progress.
o Overseeing developments of the contractor’s detailed critical path method schedule.
o Monitoring schedule progress and budget compliance through the contract process.
o Supporting to evaluate and resolve change order applications.
o Ensuring all notices are administered in accordance with the construction contract and Customer’s requirements.
o Presenting reports to the Customer and producing site meetings as may be required to ensure that the Customer´s team is fully informed.
o Mentoring and coaching employees to their full potential.
o Managing service delivery for profit.
o Advising Directors promptly of any issues that have arisen, or that might arise, on projects; in particular those that might impact on Gleeds professional indemnity (PI) insurance.

* Who we’re looking for:
Experience, Knowledge and Key Skills
o 7+ years of experience as Consultant PM / owner representative.
o Experience managing large scale (ideally - mission critical related) construction projects.
o Detailed knowledge of Data Centre handover / commissioning processes.
o Clear understanding of legislation impacting on building contracts.
o Excellent communication skills - both oral and written.
o Methodical way of thinking and approach to work.
o Excellent problem solving, negotiating, financial and numeracy skills.
o Sound ICT skills, with a high proficiency in MS Outlook, Word, Excel, and PowerPoint.
o Ability to work as part of a team .
o Professional level of English.
o Eligible to work in Germany.
Qualifications
o University degree - Engineering, Architecture or similar
o Additional qualification in Project Management is desirable
